A Note from the Founders

Happy September, Tiny Homes Fam!

Somehow summer is winding down… but things around Kinstruct definitely are NOT. šŸ˜…
Between active builds, new projects getting underway, events, trainings, and lots of conversations with families thinking about ADUs, our plates have been full and we wouldn’t have it any other way!

One of our favorite parts of this season has been settling into our new office. After talking about this move for what felt like forever, it has quickly become exactly what we hoped it would be: a central meeting place for our team, our clients, and the community. Whether we’re sitting down with a family to talk through their build or firing up the grill together after a long week, it finally feels like home.

And speaking of things we’ve been excited to see come to life… we have some surprising news: We’ve opened a construction-themed ice cream shop within our office! The Scoop Site is officially a HIT and it has been so much fun watching people enjoy the outdoor space even as the summer winds down. Because in all reality… is it ever too cold for ice cream? We’re going with no. So don’t be surprised if you’re offered a coffee, a water, or an ICE CREAM when you come in to meet with our team ;)

As we head into fall, here’s one more reminder: there is STILL time to get started on your ADU this year. If an ADU has been on your mind, don’t assume you should wait until spring to start the conversation. There’s plenty we can begin now to help keep your project moving, and there’s already ground-breakings lined up for spring 2027!

Give us a call. We’d love to talk through what’s possible on your property.

As always, thank you for cheering us on, trusting our team, and being part of this little community we’re building.

See you next month!

WE WON GOLD!šŸ†

Kinstruct Tiny Homes was voted GOLD for Best Home Builder in the Best of the 603 Awards!

To every client, friend, family member, community partner, realtor, vendor, and Tiny Homes Fam member who voted for us: THANK YOU.

We started Kinstruct because we believed New Hampshire families deserved more multigenerational housing options and a builder who would take the time to educate, communicate, problem-solve, and genuinely care about the family behind each project.

To have our work recognized by the community we serve means more than we can say.
We’re incredibly proud of our entire team and even more grateful to all of YOU for helping us get here.

GOLD looks pretty good on the Kinstruct crew. šŸ˜‰šŸ†

In The Community

Labor Day Weekend

We kicked off Labor Day weekend the best way we know how… together!
The Kinstruct crew fired up the grill at the office for a little team cookout, some good food, and a chance to enjoy the new space we now get to call home.

šŸ” September 12, 2026: Hopkinton Open House

We opened the doors to a 925sqft Detached Accessory Dwelling Uni in Hopkinton, NH, giving families the chance to step inside a finished Kinstruct project and see firsthand what an ADU can look and feel like.

We know there’s only so much you can understand from floor plans and photos. Walking through a finished space lets you see the layout, craftsmanship, finishes, and quality up close.

A HUGE thank you to the homeowners who allowed us to take over their beautiful new space for the day!

šŸŽ“ FREE ADU Seminar with Merrimack County Savings Bank

Have ADU questions? We’ve got answers!

Kinstruct Tiny Homes will be presenting a FREE ADU Seminar alongside Merrimack County Savings Bank, covering the building process, what homeowners should know before getting started, and financing options that may help make an ADU possible.

Whether you’re actively planning a build or you’re just trying to figure out where to start, this is a great opportunity to get your questions answered. We’ll cover everything from selling a family home, to ADU mortgages, to town requirements, to the actual build process.

🚨 Need to sell Mom & Dad’s home to fund their ADU build?

Building an ADU for Mom or Dad often comes with another big question:

What happens to their current home?

You don’t have to juggle a home sale AND a new construction project alone. Kinstruct has partnered with Sopris Realty to help families simplify the process, including exclusive listing discounts for Kinstruct clients selling a home as part of their ADU project.

A few strategies we regularly see families use:

- Selling Mom or Dad’s current home to help fund the ADU

- Using a HELOC to begin construction, then replenishing it once the existing home sells

- Exploring ADU-specific financing options

If selling a home is part of your family’s ADU plan, reach out. We’re always happy to brainstorm through the moving pieces with you.

Disclosure: Jess Stevenson, co-owner of Kinstruct, is also the principal broker/owner of Sopris Realty. The two companies operate independently, and clients are under no obligation to use Sopris Realty services in connection with a Kinstruct project.

šŸ” Builds Behind-the-Scenes

Meredith, NH: WE BROKE GROUND! Another Kinstruct ADU is officially underway in Meredith, and there’s nothing quite like seeing those first pieces of a project start taking shape. We can’t wait to bring you along as this detached ADU comes to life.

Hampstead, NH: Flooring is IN! It’s amazing how quickly a space starts feeling like a HOME once the flooring goes down. Another big step forward for this custom attached Hampstead build.

Gilmanton, NH: We’re wrapping up the finishing touches on this project, and can we please take a minute for this countertop?! šŸ˜ It’s always fun watching all of those final selections come together and give an ADU its personality.

šŸš€ In the News…

The people of New Hampshire need starter homes. Maybe an ADU is right for them…

Finding an attainable home in New Hampshire continues to be a challenge. A new Saint Anselm College poll highlighted by WMUR found growing support among Granite Staters for creating more opportunities for starter homes and allowing communities to make better use of available land.

For families trying to create more housing options of their own, an ADU may be worth considering. Whether it’s a space for aging parents, an adult child looking for more independence, or simply a way to make your property work harder for your family, Kinstruct is here to help you explore what’s possible.
