Summer Is Here and So Is Another Busy Season at Kinstruct

Summer has officially arrived, and June has been filled with exciting milestones, community involvement, and continued progress on projects across New Hampshire.

This month brought celebrations both personally and professionally for the Kinstruct team. We cheered on several family graduations, including high school graduates beginning exciting new chapters. Congratulations to all the graduates and their families.

Another major milestone came as Co Founder Jess Stevenson graduated from the Goldman Sachs 10,000 Small Businesses program. This nationally recognized program equips business owners with advanced leadership and growth strategies. Even more exciting, Jess was selected as an ambassador for her graduating cohort and is happy to connect with other small business owners who may be interested in the program.

Throughout June, our team continued presenting educational seminars for real estate professionals while participating in important discussions surrounding New Hampshire's housing challenges. We are honored to have a seat at the table as communities work toward practical, attainable housing solutions.

Meanwhile, construction continues at a steady pace. New families are beginning their building journeys, existing projects are reaching completion, and our entire team remains committed to delivering exceptional craftsmanship and communication every step of the way.

Serving Our Communities

Community education continues to be a major part of what we do.

Our Memorial Day Open House in Pembroke welcomed more than 40 families who came to learn what is possible with accessory dwelling units. We are incredibly grateful to the homeowners who allowed us to showcase their beautiful new ADU.

During the month, Kinstruct also partnered with the Town of Salem and Merrimack County Savings Bank for an ADU seminar, attended the New Hampshire Home Builders Summer BBQ, provided additional training for local real estate professionals, participated in housing discussions focused on individuals with developmental disabilities and acquired brain injuries, and joined New Hampshire Home Builders Association members in meeting with United States Representative Maggie Goodlander to discuss affordable housing and ways to expand ADU opportunities throughout the state.

Helping Families Finance Their ADU

Building an ADU often begins with an important financial conversation.

For many families, selling an existing home provides the equity needed to build an ADU on a loved one's property. Others choose to use a home equity line of credit while waiting for a home sale, or explore financing programs specifically designed for ADUs.

To simplify this process, Kinstruct has partnered with Sopris Realty to offer exclusive listing discounts for clients who are selling a home as part of their ADU project. Our goal is to make every step as straightforward and stress free as possible.

Projects Taking Shape

Several exciting projects continue moving toward completion.

In Concord, a custom attached ADU and complete kitchen renovation have been completed, allowing another family to move into their forever home.

In Windham, drywall is complete and interior finishes are beginning, bringing another beautiful custom ADU to life.

In Hopkinton, construction continues at an impressive pace. After breaking ground in late April, the project has already reached the painting stage and is quickly becoming a beautiful 900 square foot, two bedroom L shaped home.

Land Wanted

Across New Hampshire, demand for smaller, more affordable homes continues to grow, but suitable land remains one of the biggest challenges.

If you own acreage, know someone with a large parcel, or live in a community that supports cluster developments, we would love to hear from you. You may be sitting on an opportunity that could help create much needed housing for New Hampshire families.

Our Office Is Almost Ready

The long anticipated move into our new Pembroke office is almost here.

Construction has kept us busy, but we are excited to soon welcome clients into a permanent space that truly feels like home. We look forward to hosting visitors and sharing more updates very soon.

Housing Prices Continue to Climb

The need for creative housing solutions has never been greater.

According to recent housing data, New Hampshire's median home sale price reached a record five hundred seventy five thousand dollars in May, with Rockingham County reaching an unprecedented seven hundred seventeen thousand dollars.

As home prices continue to rise, accessory dwelling units offer families a practical and affordable way to create multigenerational living opportunities while making better use of existing properties.

Real Estate Professionals

Education remains one of Kinstruct's core missions.

This year alone, we have had the opportunity to train more than 300 New Hampshire real estate professionals on the rapidly evolving ADU landscape. Our complimentary training gives agents practical knowledge they can confidently share with clients, while also providing access to our Realtor referral program.

Whether you are part of a large brokerage or an independent agent, we would love to help you better understand today's ADU opportunities.

Looking Ahead

July promises to be another exciting month, with multiple open houses planned, additional Realtor training sessions, and continued progress on projects throughout New Hampshire.

Whether you are ready to build, exploring options for your family, or simply following along, thank you for being part of the Kinstruct community. We appreciate your continued support and look forward to sharing more updates next month.us – we get it!
