November 2025

November was a month filled with community involvement, progress on projects, and exciting new beginnings for Kinstruct Tiny Homes. We welcomed new clients, expanded our reach across New Hampshire, and continued to help homeowners understand what’s possible under the state’s updated ADU laws. From volunteering in local towns to hosting educational events, our team was busy connecting, building, and giving back. Keep reading for all the details from this busy and rewarding month!

Kinstruct Tiny Homes – November 2025 Updates

Welcome to the Kinstruct Family

We’re thrilled to welcome Amy and her family in Exeter, NH, and Tom and his family in Windham, NH to the Kinstruct community! Amy is working on a custom attached addition to her existing home, while Tom is customizing The Tecumseh 740 as an attached ADU, along with some exciting renovations to his garage. We can’t wait to see both of these projects come to life—let the designing begin!

Digging Into HB 577

Let’s recap what you’ve learned about HB 577 (2025)—the new law reshaping how ADUs are built in New Hampshire.

HB 577 requires towns that allow single-family homes to also allow one ADU—attached or detached—by right. That means no special approvals, variances, or board meetings are required as long as you meet the basic size and setback requirements. The law also prevents towns from enforcing stricter rules for ADUs than for the primary home, ensuring fair and consistent standards statewide.

The law allows ADUs of at least 750 sq. ft., with some flexibility up to around 950 sq. ft. depending on local authorization.

Here’s what our team’s been up to this month:

November 3: Partnered with Suncook Village in Pembroke, NH to help with downtown fall cleanup.

November 8–10: Our Director of Operations volunteered with the NH Veterans Alliance and Salute the Troops, raising funds to support veterans across the state.

November 12: Hosted a free community discussion in Nashua on how to finance and permit an ADU.

November 13: Donated a raffle basket and fielded a trivia team at the American Legion Post 109 Trivia Night in Windham—our team took second place!

November 17: The entire Kinstruct team completed AHA CPR and First Aid certification, reinforcing our commitment to safety on every job.

November 18: Sponsored a continuing education course in Bedford through GMNBR—a sold-out success!

November 19: Participated as panelists at the Greater Manchester/Nashua Board of Realtors ADU event, a sold-out session with virtual attendance for GMNBR members.

Upcoming Events:

November 27–28: Our offices will be closed for Thanksgiving—wishing you a wonderful holiday!

December: Join us for Christmas in the Village at Suncook Village from 1:00–4:00 PM. Shop local, enjoy the festivities, and stop by for a photo with one of your favorite Christmas characters!

Builds, Behind the Scenes

Under Construction

Pembroke: After breaking ground last month, the foundation is complete and framing is underway.

Dover: This project is nearing completion—we’ll be sharing finished photos next month!

Concord: Jane’s detached ADU is protected from the elements, and we’re moving into the finishing stages—paint, flooring, and fixtures. Don’t forget to visit our website to read about her story in The Concord Monitor as the first detached ADU permitted in New Hampshire under the new law! 👏
