Summer Momentum at Kinstruct Tiny Homes: New Builds, Open Houses, and Exciting Opportunities

Summer is in full swing at Kinstruct Tiny Homes, and one word sums up the season perfectly: momentum.

Over the past month, we've celebrated completed projects, welcomed new families into the design and construction process, expanded our community outreach, and continued helping homeowners determine what's possible through our growing feasibility services.

Every month reminds us how grateful we are for the trust our clients place in us. Whether you're already building with Kinstruct, exploring the possibility of an ADU, or simply following along with our journey, thank you for being part of our community.

New Homes, New Beginnings

July was filled with exciting milestones.

Several completed projects were delivered to families who are now settling into their beautiful new homes, including attached accessory dwelling units and garage conversions.

At the same time, we welcomed several new clients who are just beginning their building journey. Starting a construction project is a major life decision, and we never take that responsibility for granted. Every family has unique goals, and we're honored to help bring those dreams to life.

Is Your Property a Good Fit? Start with a Feasibility Study

One of the biggest questions homeowners ask is simple:

Can I actually build an ADU on my property?

Unfortunately, the answer isn't always straightforward. Every property presents its own challenges, from zoning regulations and setbacks to wetlands, septic limitations, and local permitting requirements.

That's exactly why we offer our comprehensive Feasibility Study.

Our team visits your property, researches local zoning requirements, evaluates site conditions, and prepares a detailed report outlining what can realistically be built and the best path forward.

Instead of guessing, you'll have clear answers before making a major investment.

If your property comes with questions, we'd love to help you find the answers.

Kinstruct in the Community

Community education continues to be one of our favorite parts of what we do.

Earlier this month we hosted another successful open house in Concord, featuring a custom 750 square foot attached ADU complete with a 300 square foot screened porch and a creative shared kitchen connection between the primary residence and the ADU.

If you couldn't attend, be sure to watch the complete video walkthrough on our YouTube channel.

We also had the opportunity to provide ADU education for the agents at RE/MAX Innovations in Nashua. Helping local real estate professionals stay current with New Hampshire's evolving ADU regulations ultimately benefits homeowners throughout the state.

On a personal note, Jess also enjoyed a few days in Canada with her daughter Lana, visiting Jess' father aboard his boat as he continues America's Great Loop adventure. It was a memorable reminder that tiny living comes in many forms.

Open House at Our New Pembroke Office

We're excited to officially welcome everyone to our new office.

Join us on Saturday, August 22, from 9:00 AM until 1:00 PM at:

3 Glass Street
Pembroke, New Hampshire

The event coincides with Pembroke's Old Home Days celebration, making it a perfect opportunity to enjoy the community festivities, visit our newly renovated office, meet our team, and share memories of the building's history as the former American Legion.

We hope to see you there.

Current Projects Under Construction

Windham

Construction continues to move steadily forward. Cabinet installation is underway, appliances have arrived, and we're putting the finishing touches on another beautiful ADU.

Hopkinton

Our detached ADU in Hopkinton continues to impress. Just over two months after groundbreaking, this home has already entered its final construction stages. The custom kitchen is coming together beautifully, and the family is expected to move in this fall.

Need to Sell a Home Before Building?

Many families finance an ADU by selling an existing home.

To simplify that process, Kinstruct has partnered with Sopris Realty to offer exclusive listing discounts for qualifying clients.

Common financing strategies include:

Selling a parent's home to help fund an ADU
Using a HELOC during construction and paying it down after the home sells
Exploring ADU specific mortgage products
Using existing home equity to create long term value

If you're considering any of these options, we'd be happy to discuss what might work best for your family.

Disclosure: Jess Stevenson, co owner of Kinstruct Tiny Homes, is also the principal broker and owner of Sopris Realty. The two companies operate independently, and clients are under no obligation to use Sopris Realty services.

Landowners Wanted

Buildable land throughout New Hampshire continues to be in high demand.

If you own unused acreage, know someone considering selling raw land, or have property located in a community that supports cottage developments or cluster housing, we'd love to start a conversation.

That unused parcel may represent an opportunity you haven't yet considered.

Housing Trends Continue to Support Smaller Homes

Across New Hampshire, communities are actively searching for solutions to the state's housing shortage.

Recent reporting has highlighted growing interest in zoning reforms, cottage courts, cluster developments, and other approaches that encourage thoughtfully designed smaller homes.

This is exactly the philosophy Kinstruct has embraced from the beginning.

Smaller homes. Smarter land use. More housing choices for New Hampshire families.

We're encouraged to see these ideas gaining momentum throughout the state.

Free ADU Training for Real Estate Professionals

Education remains one of our core missions.

This year alone we've trained more than 300 New Hampshire real estate professionals on the latest ADU laws, regulations, and opportunities.

Our complimentary training helps agents confidently guide clients through today's rapidly changing ADU landscape. Graduates also become eligible for Kinstruct's Realtor Referral Program.

Whether you're an independent agent or part of a larger brokerage, we'd love to work with you.

Training dates are already filling into August.

Thank You

Every project begins with trust.

Whether you're building with Kinstruct, exploring your options, attending one of our open houses, or simply following our journey, thank you for being part of our growing community.

If you've worked with us, we'd be grateful if you shared your experience with an online review. Your feedback helps other families feel confident as they begin their own journey toward creating the perfect home.

We look forward to seeing you next month.
